The Step-by-Step Process of Buying Property in Cyprus for EU Citizens

Step 1. Reserve Your Property

Once you have chosen a property, the first step is to secure it. You do this by signing a Reservation Agreement and paying a reservation fee, which is typically between €5,000 and €10,000.

This payment takes the property off the market, fixes the price, and gives you an exclusive period (usually 30-45 days) to arrange legal and financial matters. Your lawyer holds this fee in a secure client account, and it is later deducted from the final purchase price.

Step 2. Appoint an Independent Lawyer

Hiring an independent lawyer is a crucial step for receiving professional assistance in buying property in Cyprus. Ensure your lawyer has no connection to the seller or developer to avoid any conflict of interest.

Your lawyer will manage all legal aspects of property in Cyprus for EU citizens, including:

  • Conducting due diligence on the property.

After the contract is stamped, your lawyer must lodge (officially submit) it with the District Land Registry Office. This must be completed within six months of signing. Step 6. Make the Final Payment & Transfer the Title Deed
